Tucked inside one of Sarasota’s most storied buildings, this condo was never about square footage, it was about soul. The homeowner wanted a place that felt collected, not decorated; modern, but with a nod to the past. So we reworked what mattered most: kitchen, bath, flooring, and flow, then layered in texture, history, and light. The result is a space that feels quietly worldly, equal parts escape and return. Proof that character can be built in, not just found.

A 1920s Landmark, Reimagined

There’s something about old buildings that speaks to memory long before you ever step inside. The Frances Carlton—a 1924 Mediterranean Revival
 landmark in downtown Sarasota’s arts district—felt that way from the first moment. Originally built as furnished apartments in the Roaring Twenties, the Frances Carlton has lived many lives long before it became a condominium. Its stucco walls, pitched tile roofs, and classic proportions carry a quiet patina of time. A reminder that some places don’t just age, they acquire character.

When this unit came to us, the bones were honest but dated. Worn kitchen finishes, fragmented flooring, and a bathroom that belonged to a different decade. The owner, a frequent traveler who calls Sarasota home one week a month, wanted something that felt less hotel substitution and more soulful refuge. As he put it, he wanted his “Ideal hotel room, but a place that feels like his own.” That brief set the design compass.

We started with the essentials: a full kitchen renovation that respected the original hardwoods, replaced flooring where it made sense, and introduced modern, textured materials that sing together. New cabinetry, light fixtures, and appliances were chosen with care, each piece functioning as part of a cohesive whole. This wasn’t about more, it was about right.

In the bath, we went from start to finish, new floors, fresh finishes, and layered detail that nods to the building’s classical roots without feeling historical in a literal sense. Vinyl grasscloth and three-dimensional tile bring depth and dimension that reward both sight and touch.

One of the project’s most telling moments came in the Florida room, what was once a closed-off bedroom window revealed a wall of original brick. Though the brick itself couldn’t be salvaged, its presence became a creative spark. We introduced new white brick, a modern, textural backdrop that quietly references the building’s early character while keeping the palette fresh and calm.

Arched windows, built-in bar cabinetry, and a custom mirror that artfully conceals the electrical panel are all pieces of the same story, design that works without calling attention to itself. The bar, paired with leather stools and tropical-inspired tile, became a social focal point for the owner, who loves to entertain small groups with intention rather than spectacle.

What emerged is not a renovation, but a reframing, a singular blend of Sarasota heritage, personal expression, and quiet restraint. The Frances Carlton is more than old bones or pretty details—it’s a place that feels anchored in its location, its history, and the life of the person who walks through its doors.

Because great design doesn’t overwrite a building’s past, it lets it whisper into its future.
