Project 95

Project 95 started with a double lot, a decades-old layout, and a mandate: make it work for a modern, multigenerational family—without losing the soul. Every space was reimagined for actual living, bold where it counts, quietly practical everywhere else. Rooms connect, but still give everyone their own orbit. The result? A home that feels intentional from the driveway to the guest house. Rooms are layered, a little unexpected, and always lived-in.

The Original, Reimagined

Some homes whisper their potential long before the first wall comes down. Project 95 began that way—a double-lot property with an aging layout, a tangle of additions, and a brief that asked for modern multigenerational living without losing its soul.

We approached the design like archaeology: layer by layer, uncovering what was worth saving and what needed to evolve. Under faux finishes and Tuscan murals, there was structure with presence—terracotta floors, solid brass Baldwin hardware, a frame ready for reinvention.

Each decision became a conversation between eras. Walls opened to connect rooms, yet privacy remained where it mattered. Steel-and-glass doors replaced dated sliders; new circulation patterns transformed isolation into flow. The goal wasn’t spectacle—it was coherence. A house that felt intentional from driveway to guesthouse, bold where it should be, quietly practical everywhere else.

Looking back, the before shots feel almost unreal—train-wreck chaos turned calm, layered restraint. The transformation is so complete that even the neighborhood guard couldn’t believe it was the same address. And that’s the best compliment a renovation can earn.

Because when everything is done right, it doesn’t feel redone at all—it feels inevitable.
